05/02/2019- The site of the former Marinette Knitting Mills on Pierce Avenue has sat vacant for more than a year now following the massive fire that destroyed the building in January of 2018, but a proposal could breathe new life to the property and the surrounding neighborhood. Bryan Polzin with Polzin Property Management owns that entire block of land and he and Architect Bill Aubrey with Bayland Builders presented a plan to Marinette’s Plan Commission Tuesday to construct a pair of four-story luxury condominium buildings there. Aubrey says the current plan is to build one condo building and then assess the demand for additional housing of that type before putting up the second one.
In addition to the condos, Polzin Property Management is also seeking to add a commercial building on that block along Pierce Avenue. Aubrey says the vision for that structure is still under development.
Polzin hopes to break ground on the first phase of the project this fall, but before then, Marinette would need to amend their 2020 Comprehensive Plan to change the designation of the area in question from Traditional Residential to Mixed Residential and rezone those tax parcels. The City failed to notify nearby property owners of the proposal in advance of Wednesday’s Plan Commission meeting as is required by ordinance, so those items will be revisited by the Commission at their May 15th meeting.
